The importance and requirement of Remodelling Building Projects in domestic construction industry are gradually becoming serious, but unpredicted delay and cost overrun have happened continuously in remodeling projects due to the unique industrial character of it, comparing with new construction projects. In spites of those reasons, the studies and researches of the risk factors which have serious influences on the delay and cost overrun of remodeling building projects are not fully satisfied and that is the reason why we need to study about those risk factors. Especially, delay can be regarded as the main factor which can affect the cost overrun and therefore the investigation of special device for preventing cost overrun and it's application to the real field are the main purpose of the study. Based on the information of extracted risk factors which are investigated through some documentary records analysis and some interviews, the predictive model for delay of building remodeling projects can be developed with regression analysis method which is a kind of statistical analysis. Finally, we can anticipate those risk factors which delay the duration of remodeling building projects and take appropriate measures for those delays.
