This research concentrated on the management of privately owned public space in the period of urban regeneration. Case studies of Seoul, New York and Tokyo are implemented to identify major issues and draw implications.
The result shows that the cities have a regular inspection and guidelines for design or management of privately owned public space, in common. But, while experts or persons in charge carry out a regular inspection and try to improve the privately owned public space in New York & Tokyo, officials carry out a regular inspection to check the illegality in Seoul. Also, the cities try to make the privately owned public space full of vitality, in common. But, while it has been done through renovation or neighborhood management based on public-private partnerships in New York and Tokyo, it has not been well done in Seoul, because physical renovations have been generally tried without considering the space demands and without the neighborhoods" participation. Finally, it concluded that, to improve and vitalize the privately owned public space effectively, it needs the close collaboration among government, neighborhoods and owners, above all things.
