The number of single-person households in Seoul, is increasing across all age groups, shifting the dynamics of housing demand. However, studies that differentiate single-person households by age group and analyze their relationship with housing are insufficient. Therefore, this study aims to analyze the impact of the number of housing units by type on the number of single-person households by age. Using data from Seoul in 2021, this research employs multiple regression models to assess how different housing types affect single-person households divided by age groups. Housing characteristics were utilized as the main independent variables, and the number of houses categorized by type and area was constructed as variables. The results are summarized as follows: Large detached houses had a positive impact on the number of single-person households. Micro housing and units within non-residential buildings positively affected the number of single-person households in the 10-20 age group. For the 30-40s, the number of small housing units and non-residential dwellings had a positive impact. In the 50-60s, both small housing units and large apartments had a positive impact. For those aged 70 and above, units within non-residential buildings or non-residential dwellings did not impact the number of single-person households. The total number of employees had a positive impact on the number of single-person households in the 10-20s and 30-40s, while the number of employees in the manufacturing industry positively influenced the number of single-person households in the 50-60s.
