70% of the Korean people are living in apartment houses, and multi-family housing complexes are supposed to create more than a certain size of green space by the Building Act. A number of studies has proven that the green created in these multi-family housing complexes plays an important role in pleasantly improving the micro-climate of the city such as fine dust mitigation and urban heat island alleviation. Recently, at a disaster like the COVID-19 pandemic, as citizens have visited the green space near the houses more than the places where they were many people, the green in the apartment house began to be recognized as important green space in the city.
This study would look for a method for understanding the status of the management of green areas in multi-family housing complexes in the Gyeonggi-do and effectively managing them.
Spatial information was built up and analyzed on multi-family housing complexes and green areas in them showed that in the Gyeonggi-do, green areas in multi-family housing complexes took up 23% of the green areas artificially created by humans. However, despite a lot of areas like this, since they are the created green areas that come under the privately owned lands, there are no laws and policies for managing these areas at the government level.
As a result of the examination of the status of the management of the green in multi-family housing complexes through an on-the-spot survey, there were problems very different depending on the period of construction. Typically, the case in the health of trees deteriorates if the green is managed by unqualified people.
It is necessary to recognize green areas in multi-family housing complexes as important green infrastructure in the city and manage them in the formal sector management by improving the related laws and institutions. It is necessary to designate green space management in multi-family housing complex as the self-governing body’s important policy and promote various related businesses. Also, it is necessary to draw up guidelines for green space management in multi-family housing complexes in the Gyeonggi, which has a legal effect so that apartment house managers and green space managers take care. Since green areas in multi-family housing complexes are the residents’ private properties, for the effective promotion of the policy, a governance organization is needed so that both public and private sectors can cooperate.
